Thank you for giving FIRST in Property Management the opportunity to provide information about our professional residential property management and rental services. Listed below is a condensed list of our services that we provide to a prospective contract holder.
Basic Services Include:
- Screen all potential tenants for evictions, criminal history, and credit. Verify the accuracy of tenant application by calling former landlord and employer.
- Collect and ensure that all rent payments are received. Payments that are not receive by the end of the grace period are subject to a 3 day notice placed on the door of the tenant, after which if payment is still not received an eviction will be sent to an attorney.
- Prepare and e-mail monthly statement to each homeowner. This statement contains all invoices that were paid on any repairs that were made. It also shows the management fees subtracted from the rent paid and any notes that need to be sent to the homeowner will be in the comments on the bottom of each statement.
- Send out check to the owner for his/her funds up to 10 days after receiving rent due and clearing the bank. If money orders or cashiers check is received, then check will be sent out up to 4 days after receiving.
- We can deposit your check in your bank account if you provide us with deposit slips
- Ensure that all repairs are completed on the property prior, during and after tenant lease ends.
- Exterior inspection will be done to ensure the upkeep and appearance of the exterior of the property.
- Every six months and interior inspection of the property is done to ensure that the property is being kept in good condition. You will receive a report at that time of any and all findings.
- Set up advertising services for your property (payment of these services are owners responsibility)
- Take pictures of your home and submit to MLXchange
The basic residential property management fee of 10% of the rent payment received each month. There is a $500.00 listing fee. If you choose to rent Section 8 the fee will be $575.00. There are no other fees included unless there is extensive work that needs to be completed on the property to get it ready for a tenant. At which point we ask then for a deposit of the estimate on the repairs. We also require that an initial $150.00 deposit be maintained in escrow (after a tenant is found) for any unexpected repairs that may arise.
